After successfully marketing your property, your Sales Associate will make appointments to view your property to interested buyers. After negotiations are concluded, these buyers are required to complete an Offer to Purchase contract which outlines the price, terms and conditions to complete the purchase. Offers are presented by your Sales Associate, who will explain the offer details, negotiate on your behalf and offer options to close the deal and meet your objectives.
Upon acceptance of the offer, you will instruct your attorney to prepare a Sales Agreement, which is signed by both you and the purchaser. At the signing of the Sales Agreement, the buyer pays a minimum deposit of the purchase price. There is no agreement between the purchaser and the vendor until the Agreement for Sale is signed and a deposit is paid.
Having completed the Sales Agreement, the process to transfer the property title and payment of government transfer taxes and stamp duty is undertaken by the attorneys representing both parties. This process usually takes two to three months.
The cost to the vendor for selling property includes a 2.5% stamp duty on the value of the property and whatever fee is stipulated by the solicitor.
It is important to note, that any property intended for sale should be registered with the Titles Registry.
First impression counts!!!!
While market forces determine the true value of a property, how much a prospective buyer wants the home -- and the lengths to which you are willing to go to enhance its salability -- will also influence the end result. It is therefore in your best interest to present your home to the best possible advantage. Presentation plays a key role in the selling process. Giving prospective buyers a positive first impression could be your launching pad to a relatively quick sale -- and the best possible price. Buying a home is an emotional experience as well as a financial and practical lifestyle decision. While location, size and features are important, the 'feel' of your home can be the 'sale clincher'.
Before you put your property on the market, conduct an inspection tour around the entire property. When you've been living in a home for a while, signs of wear and tear occur so gradually you might not have even noticed them.
