Renting real estate property in Dominica

When you are contemplating on moving to the Nature Island, Dominica, there are always a number of questions that are asked regarding long-term accommodation. If you have decided that you are in the market to rent a property rather than to purchase then the information provided below should be of guidance to you.

When to arrive

Most leases and availability begin on the first of the month, so it is essential to plan ahead. Generally it is recommended that new arrivals contact their CENTURY 21 ® agent at least a month prior to arriving and have temporary accommodation arranged for a week to 10 days when they first arrive. This is usually sufficient time to get an idea of which area would be most convenient, to view properties with your agent and to secure a home with all the necessary documentation in place. Many companies actually pay for this temporary accommodation, so ask ahead.

Apartment/House?

It is imperative that you decide whether you want to rent a house or an apartment. Generally, a house would be more costly than that of an apartment. However, if you are travelling with your family, a house may be more appropriate. The island offers a choice of accommodation to match your budget and personal taste. The island's accommodations are as diverse as its natural environment. Whatever your choice, you won't miss the island's legendary friendliness and homely attention.

Start up Costs

When renting a property, the following rules are often stipulated.

  • The authorized rent is always paid in advance.
  • All Landlords require a security deposit, which is at least equal to one months rent, as well as the prepayment of the first months rent, regardless of the rental value of the property. The security deposit is held by the owner for the term of the lease and is refundable subject to any deductions for damage notwithstanding normal wear and tear. Any interest accrued will be in favor of the owner.
  • Normally all utility charges are for the account of the tenant. In very rare cases, Landlords may absorb utility charges or incur them in the authorized rent.
  • For furnished properties an inventory is required which has to be checked at the commencement and at the termination of the lease.

Furnished or not?

Usually properties are either fully furnished with appliances, kitchen crockery and equipment, beds, bed linens, bathroom linens, and furniture or furnished with furniture and appliances or semi-furnished with only appliances. There are also properties that are listed unfurnished. The unfurnished properties would be ideal for persons moving to the country with their personal effects. Remember if the property is only furnished, the purchasing of those extra items will add to your start up costs.

Location

While Beach front villas will maximize your appreciation of the island's rugged coastlines and volcanic black sand beaches, it may be the most expensive. If you are full of adventure, a mountain top cottage may be an ideal accommodation where you may be engaged in hiking expeditions. Riverside lodges afford frequent swims in oury clean rivers. However, apartments and homes are available both in the city and its outskirts.

Utility Expenses

Electricity on the island is relatively costly. The electricity company DOMLEC, provides an option of the “Pay As U Go” pre-paid service that many find economical. Water is pretty reasonable. Although the water is drinkable, some prefer to drink bottled water. Despite the fact that the water company provides drinkable water through pipes, several Dominicans, especially in the rural areas, have connected their own water to their homes. This water mainly comes from underground sources. Cable varies from EC.00 - .00 per month depending on the cable company. Some units may also offer satellite TV.

Hidden Extras

It is worth checking out before signing a lease agreement just who is responsible for those little extra things that are often overlooked. For example, sewage, garbage collection, regular yard and pool maintenance, the servicing of air conditioning systems and pest and termite control. A Landlord will normally include these services as part of the lease agreement for peace of mind but you should always clarify prior to signing.

Pets and Children

Unfortunately, many owners are overly vigilant when renting their properties and put restrictions on their tenants. It is often a challenge to find apartments that permit cats and dogs or have access for people with mobility disabilities. Transportation

The bus system is an excellent way of getting around. It provides access to everywhere on island although connections to other buses may be required. Vehicles are readily available on the island for rent. Persons moving to Dominica may bring their own vehicle from overseas but duty will be charged, irrespective of its age and value.
